That is why the coordination of the redevelopment of the balcony is difficult.

But there is a solution: to install a transparent glass partition like French windows with sliding door... In this case, the technical plan of the apartment will fully correspond to the redevelopment. Some owners make the baffle removable and only install it for the duration of the test. Glazing to the floor will solve the issue of legalizing the redevelopment, but will not eliminate the need for high-quality insulation of a balcony or loggia.

The approval process in our company is carried out in one of two ways:

Tasks

My task was to update the kitchen. But, besides this, I realized that it was possible to attach a seven-meter loggia to it. The main focus of this reunion will be the tabletop - the dining area (part-time working), which I will tell you about.

The main tasks that were set before the start of the kitchen renovation:

  • insulate the loggia;
  • allocate a dining place (windowsill);
  • renovate the room.

Dismantling the balcony block and glazing

The first thing we did was dismantle the window and door for access to the loggia, old glazing and everything unnecessary.

Removing the ledge

Under the window opening, outside the ledge where our dining table will be, we dismantled one row of bricks, reducing the thickness of the partition. The height of the ledge suited us, they left us. Made to increase legroom.

I must say right away that you can do it! And in our case it is necessary.

Wiring

Before finishing, we lay electrical wiring, taking into account the needs of connecting future electrical equipment. We have a warm floor, an adjustable infrared heater (on the ceiling), sockets, lighting.

#Advice. Infrared heater as we found out the thing is really cool. You set the required temperature, and the trick is done.

Many can say: - "Yes, I will take and carry the battery to the loggia!" Then don't forget! This is slightly prohibited by law and requires BTI approval. But if, nevertheless, they arbitrarily decided to do it, then with the possible sale of an apartment, problems may arise.

Warming the loggia

When performing insulation, attention was paid to the floor, ceiling, and walls that are in contact with the street.

The main stages of insulation:

  • plastic glazing (it is better to do it in the very first place);
  • waterproofing the ceiling;
  • lathing device and gluing foam sheets;
  • termination polyurethane foam all cracks and joints;
  • waterproofing with polyethylene;
  • insulation and flooring.

When insulating the loggia, do not forget to grab the window-sill base - the ledge. The joint of the ledge with the floor covering of the loggia is a vulnerable spot for drafts. The ledge wall itself is warm, and with inside there is heating by heating. And it is heating, we will consider now.

Additional work to install the countertop

To install the countertop, we did not forget about one more point - the battery and the heating riser. Their presence is not aesthetically pleasing, and there is an option to pack them in a drywall box (we also used gypsum plasterboard later, in finishing the loggia). They erected a box, not forgetting about all the necessary holes (nets) for the correct circulation of warm air.

Materials and actions:

  • moisture resistant drywall;
  • putty joints;
  • non-woven wallpaper for painting (since they are more economical and hide some errors of the work done);
  • made the installation of a warm floor, under the laminate (used heat-resistant).

#Advice. If you have the ability to do a screed, do not hesitate! Do it! We made a wooden floor on a loggia with foam insulation, covering it with plywood on top.

Let's go back to the main point of joining the loggia to the kitchen - kitchen table... It turns out that this is the main place. The dining table has always been a place of attraction in the kitchen.

Before ordering and installing the tabletop, I had to calculate many points - height, leg comfort, dimensions. After all the careful measurements and calculations, such a model was born.

#Advice. The most convenient table shape is a rectangle with rounded corners.
Why not an oval? In this case, the thickness of the wall aggravates the situation, the corners under the table will attract the little finger.

The height of the table varies as the balcony ceiling is slightly higher. At least that's how it happened with us, here you need to act according to the situation.

The resulting table heights:

  • from the side of the loggia: standard dining table (750);
  • from the kitchen side: closer to the bar height (900-1000).

Say: - "Inconvenient ...!". I can assure you that it is not. It is now fashionable to vary the heights in the kitchen, both worktops and countertops, and we love it. And the bar, in our time, has become an indispensable attribute in the kitchen.

Say: - "Now you have to spend money on bar stools." I will answer - "Yes, I have to." And you will love them, it's convenient.

We decided that our table top will be made of laminated chipboard. It's economical. Although, there are downsides to practicality, because the main thing in the kitchen is moisture resistance. Although we chose moisture-resistant chipboard, it cannot be compared, for example, with the sensational artificial stone... This is the choice of everyone.

The tabletop was installed using slats and polyurethane foam. To begin with, they prepared slats of different thicknesses, put two on the already former window sill, the tabletop itself already lay on them. After that, for a long time and carefully, the surface was adjusted to the level, periodically adding slats and planks somewhere.

“And yet, yes! Smooth!" We boldly filled up the free space between the plane of the table and the base with polyurethane foam, without removing the rails. Over the course of time, when the foam dried up, it was possible to pull out the bulky rivers, and foam the voids from them again. We removed 2 slats, left small slats and fittings, cutting off the ends somewhere.

It turned out perfectly smoothly and efficiently. Now you can start sealing all corners of the abutment to the walls, above and below the table. The joints were sealed with baseboards.

And here is our result! We have a good table, there is always room for all dishes. There is now a free space in the kitchen, previously occupied by a table and chairs. Now it is a kitchen - a living room, a kitchen - a room, a kitchen - a transformer. We are pleased with the work done and the result.

And finally. It all depends, of course, on the funds that we want to invest, starting the connection of the loggia to the kitchen. But even for "economical repair" using cheap materials, you can make a pragmatic and aesthetic design of the kitchen combined with a loggia. The main thing is the idea!

The first thing a buyer pays attention to when buying an apartment is its layout. In particular, the dimensions of the kitchen are of paramount importance, which in most typical high-rise buildings have rather modest dimensions.

To remedy such an unpleasant situation, many owners resort to redevelopment, by means of which the balcony is connected to the kitchen. Joining a balcony to the kitchen: the nuances of legislation

Despite the popularity of such a redevelopment, it is worth noting that it is prohibited to attach a balcony to the kitchen. Many may be surprised: "How is it, we have repeatedly heard that such redevelopment is consistent."

And they will be right: by law, joining a balcony to the kitchen is really prohibited, but under certain conditions, such a redevelopment can be agreed upon without going beyond the legal framework.

But, before considering these conditions, let's together make sure that the ban on joining a balcony to the kitchen really exists. To do this, let us refer to the Decree of the Moscow Government No. 508-PP dated October 25, 2011 “On the organization of reorganization and (or) redevelopment of residential and non-residential premises v apartment buildings and residential buildings ”.

Appendix # 1 to this Resolution contains requirements for redevelopment. And the prohibited types of work are listed. So, paragraph 10.19. it is not allowed to combine loggias, balconies, terraces, verandas with interiors.

This means the following. Let's say you have a small kitchen in your apartment, and you want to make it more spacious. So it is forbidden to use the balcony for this purpose. A corridor or utility room, for example, is possible. And the balcony cannot be included in the kitchen area.

Conditions for joining the balcony to the kitchen

But even if there is a prohibition that does not allow joining a balcony to the kitchen, it is still possible to combine these premises, and not bypassing or contrary to the existing law, but in accordance with it.

The main thing here is to understand that the complexity of joining the balcony to the kitchen lies not in the technical side of the matter, but in the legal one. That is, the joining of the balcony to the kitchen must be properly arranged. Otherwise, any actions related to changing the original plan of the apartment will be considered by the authorities as unauthorized. That is fraught with further problems with the sale of the apartment, as well as fines and litigation.

So how can you legally arrange the joining of the balcony to the kitchen? Let's start with the fact that as a result of the redevelopment:

The doors between the balcony and the kitchen can be either swing or sliding. In this case, the balcony will not only have to be glazed, but also insulated so that the temperature in the room during cold weather does not fall below the established norm.

The technical side of the issue: the algorithm for performing the work of connecting the balcony / loggia with the room

Checking the wireframe

First of all, you need to assess the condition of the frame of the balcony or loggia. In any case, the parapet is a welded structure made of a metal corner. It is also desirable to make pipe supports, not only in the corners, but also on the sides of the windows to be opened. Monococcal constructions should not be used: the profile is unreliable.

You need to choose the right visor for the glazing with the extension, even if the balcony is covered from above with a reliable slab. Firstly, it is convenient - the window sill does not protrude inward, but outward. Secondly, the entire structure becomes streamlined, which increases its thermal performance.

Glazing

Wooden windows or PVC? In principle, both options are acceptable, but in general it is better to entrust the glazing process to professionals right away. It is both fast and reliable, but by and large, the money will turn out to be almost the same as with an inept self-installation double-glazed windows. The main thing is to choose the window structures correctly in terms of thermal insulation. The system of cavities should be developed, and the glass unit should be two-chamber, or even three-chamber (with severe climatic conditions). For each window in the frame, it is necessary to provide its own cell. If preference is given to PVC windows, then they are mounted using chain seam technology.

Important! When glazing, the sections do not need to be excessively high and wide. Especially on the upper floors, there is such a phenomenon as an air ram. It is better to split the glazing area vertically in a ratio of 1: 3. The result is excellent visibility and sufficient durability.

As for the number of openable windows, they need a minimum, and in the corners it is better not to do them at all. The most optimal option is one swing or hinged window in the middle of the structure.

Warming

In the attached room, all surfaces are subject to insulation, with the exception of inner wall... The thermal insulation process requires an integrated approach. It has shown its high efficiency in wall and ceiling insulation with polyurethane foam. Extruded polystyrene foam is also very often used. Both heaters are almost universal. More a budget option- foam sheets.

Important! Before proceeding with the installation of the insulation material, it is necessary, using various polyurethane sealants and mastics, to close the existing gaps, cracks and holes.
