I blinded him from what was: 6 rules of lightness and practicality - apartment design in panel house

The design of an apartment in a panel house is just the case when size matters. Regardless of how rich your imagination is and how many original ideas for interior design you have come up with - a small area of the room makes its own adjustments.

Today I want to talk about how to make the most comfortable and practical use of the available square meters and make your dream renovation even in the cramped apartment.

The main 6 rules for decorating apartments in a panel house

Decorating a living space in a panel house can turn into a difficult but interesting quest, the main goal of which is to create a spacious and multifunctional design. The main difficulty of DIY repair in this type of house lies in the structural features of the building.

Almost (but not all) walls in such houses are load-bearing, so it will not be possible to radically change the layout of the apartment. We'll have to experiment with what we have. But even in this situation, you have every chance to create a truly stylish and practical design.

The instructions below contain several basic recommendations (tested on ourselves, by the way) that will help visually expand the space.

  1. Determine the general style of the apartment... For small spaces best friends are minimalism, country style or ethnic motives. No piles of large furniture - only maximum free space and light.
  2. It's time to part with unnecessary things that only take up space in the house.... I'm talking about those bulky dressers, tables and cabinets that are a pity to throw away, and it is no longer possible to find a worthy use for them. Take them to your dacha or garage, or even give them to friends or to charity.
  3. If you have a separate bathroom, then it's time to combine it... Instead of a narrow, cramped bathroom and toilet room More like the claustrophobic's main nightmare, you can get a very spacious hygiene room. To further expand the space, choose light shades and glossy tiles.

  1. A long and narrow hallway is a great place for oblong wardrobes with mirrored doors and shallow shelves. They can store many useful things: from women's handbags and shoes, to spinning rods and umbrellas.
  2. A balcony or loggia is not an extra wardrobe for the rubbish accumulated over the years, but the opportunity to use additional space. The first one can be practically arranged as an office or winter garden, and from the loggia it is quite easy to make an additional room.
  3. At the end of these basic recommendations, I cannot fail to mention a seemingly common truth, which, as I have noticed, is often neglected. Do you want your interior to make you forget about the small square of the room? Choose light color range: warm shades for the north side of the room, cold for the south.

We figured out the common factors that help visually increase the space. Now let's talk about the design features of apartments with a different number of rooms.

Features and nuances of decorating apartments

One arrangement room apartment, as well as decorating a room with two or three rooms, has its own characteristics and rules. By following them, you will have the opportunity to create truly interesting design filling the space with light and a sense of comfort.

One-room

It seems to me that renovating a one-room apartment is one of the most difficult challenges for people who decide to transform their home. In one small room, it is necessary to accommodate both an office with a bedroom and a dining room with a living room. Agree, this is not an easy task.

The design of the kitchen in a panel house, and even more so in a one-room apartment, is another challenge to the townsfolk. Indeed, most often it turns out to be just the same tiny size. In addition to the cooking and working area, you need to try to beautifully place the dining table and refrigerator, and besides, do it so that you can move around the room calmly and not squeeze.

Most often, the owners resort to combining the living room with the kitchen by demolishing the wall. Personally, I am convinced that this is almost the only solution that allows you to somehow expand the space. In this case, it is best to organize the dining area in place of the demolished wall, while the kitchen should be filled with compact but roomy cabinets up to the ceiling.

This option is available only if the wall between the kitchen and the room is not load-bearing.

Decorating the room itself is a test of creativity and stress resistance.

I can offer several options for the design of such a room that I liked:

  1. If the area allows, you can install a plaster partition in the room, thereby visually dividing the space into several zones. So that she does not look "naked", you can hang a TV on her or decorate with pictures of her family in beautiful frames.
  2. A less radical way of zoning is to play with colors and textures of finishing materials. By combining different styles wallpaper, carpets, or textiles, you can easily visually divide a room into several sectors. Even the back of a sofa can become a kind of screen.

  1. Prefer a soft corner or corner sofa instead of standard models... This will help save space for the much-needed interior.

Two-room

Setting up a two-room apartment is much easier than working with a one-room apartment; there is already room for experimentation. For a family of two, this is an opportunity to conveniently decorate the living room and bedroom.

For two

The rules for decorating the "kopeck piece" room were described earlier, I just want to focus on the choice of furniture. Buy items that are comfortable and practical, which, despite their size, are roomy enough. Built-in wardrobes are one of the best inventions of mankind, allowing you to store the things you need without clogging up the space.

When decorating a bedroom, you can use any that evokes positive emotions in you. The bed can be placed in a corner, or in a specially created niche (if no one wants to sleep against the wall). Small glass racks will perfectly complement the space and will be a place for storing things dear to your heart.

For a family with a child

If you live with children, then two-roomed flat is automatically distributed according to the following principle: one room acts as a living room and a bedroom for parents, the other is made out as a nursery.

For little child you can decorate the room in warm colors. However, do not overdo it, too many bright colors can negatively affect the mood of the baby. Bright lamps, pillows, appliques with your favorite characters will look very cute and cozy.

Three-room

Standard design three-room apartment will give the opportunity not only to comfortably settle in the owners of the premises, but also to their guests.

The choice of decor for "treshki" - an opportunity to show imagination and play with the allocated space

  • use multifunctional, hanging or folding furniture, forget about massive and long out of fashion dressers or dressing tables;
  • to further expand the space in one of the rooms, you can make a huge window on the entire wall, decorating it with light beautiful curtains;
  • by connecting a room with a kitchen, you can create a luxurious dining and guest area;
  • if the price of artificial fireplaces does not scare you, then you may well decorate your house with this - it will create an unforgettable atmosphere of comfort;
  • expanding the window sill, it can be easily turned into a comfortable working area with enough light and heat;
  • do not neglect decorative pillows, they will help to create bright accents in the room.

The design of a 3-room apartment in a panel house gives plenty of room for imagination and a good opportunity to decorate your house according to all your preferences.

Outcomes

I think that, despite some limited space - the arrangement of an apartment in a panel house - the task is quite feasible. The main thing is to learn how to use these meters as practical as possible and not to litter the room with unnecessary things.

The footage in a multi-storey building of the I-507 series varies from 30 to 43 sq. m. depending on the year of construction. In earlier versions, they had a combined bathroom, and in later versions, they had a separate bath and toilet.

Now we will consider three unique layout options for apartments with a total area of 33 sq. m., which are suitable for different people.

Please note that all work related to the dismantling of walls requires approval from a special organization.

Information

  • The multi-storey structures of the I-507 series were built from the 1950s to the 1970s. They are a visual example of Khrushchev. Later versions have the name Brezhnev. The massive construction of these unusual houses was produced in various areas of the northern capital.
  • There are several types of buildings that differ depending on the footage, layout and level.
  • The height of the structures is 5-7 tiers; ceilings - 260-280 cm; apartments from one to four rooms.
  • The load-bearing structures of the building are facade and inter-apartment longitudinal partitions.
  • The advantages of these buildings are their location in superbly developed microdistricts with excellent infrastructure, not far from the metro; cons - small footage, lack of an elevator, insufficient thermal insulation.

Option number 1: apartment for a single man

Form a living space in the form of a studio with the most open space; accentuate the area for storing clothes; plan a large kitchen area and breakfast nook, as well as a cozy toilet; well position a bookcase and a place for watching TV programs and movies.

V the interior of a small studio only the partitions in the bathroom and two transparent glass panels were left. One of them separates the ceremonial area from the boudoir, and the second is located behind the TV.

In the kitchen area, the U-shaped countertop is combined with a window sill and three walls. She organically goes into a huge table for a meal for six people. At the same time, the decoration of the guest salon was equipped with a small sofa with a TV, bookcase and a coffee table.

The advantage of this redevelopment is mobility. You can easily move furniture in the dining room and living room to create different compositions.

The bathroom was enlarged by moving the walls, which made it possible to arrange all the plumbing fixtures and household appliances. A large wardrobe was placed at front door... It makes it possible to accommodate all the clothes, while visually does not clutter up the room.

Dignity

Clear and concise zoning and free planning; minimalist Interior Design; spacious toilet; a large wardrobe, a magnificent decoration of the kitchen and dining corner. The bedroom is located in the distance, which allows the owner to retire with ease.

Flaws

Storage systems are located near the front door, one isolated room is the bathroom.

Option number 2: apartment for lovers

Create a separate bedroom, a comfortable corner for work, a wonderful guest salon for reading, relaxing and watching TV; design functional storage areas; to form an open and spacious living space.

The interior walls are on display, and a new boudoir with a writing desk is being set up in front of the cooking area. The rest of the space is great for a large and roomy living room. The partition on the left side of the front door is used to position the wardrobe.

Table top kitchen set connects to the window sill, the sink is located opposite the window opening. Also in the spacious kitchen there was a place for storing household utensils. The corridor was widened thanks to the diagonal walls.

The kitchen and the guest lounge become a single space, with a dining table between them. The place for watching TV is equipped with a small sofa, a coffee table, ottoman and a console chest of drawers.

In the toilet, all the plumbing is perfectly located - a huge jacuzzi, a washbasin and a washing machine.

Dignity

Original open plan; comfortable boudoir and guest salon, practical kitchen with a breakfast corner, a spacious storage system, a magnificent bathroom; availability of a place to work.

Flaws

There is no stationary dining room; one wall is fully equipped with shelving.

Option number 3: apartment for a couple with a small child

Design a space with two separate sleeping rooms, a large and cozy living room, and a spacious wardrobe.

In this variant of redevelopment, it is necessary to insulate the balcony for its further connection to the room. In this case, the window sill becomes a bar used for meals. The kitchen is moved to the central part of the apartment. A recreation area with a sofa, TV, practical table and a bookcase.

In the old place of the kitchen area, there is a nursery with a work corner, spacious cupboards and a bed. In the parents' boudoir there is a bed with deep drawers for linen. It is separated from the living room by a small screen that does not visually clutter up the space.

In the ceremonial area, a wardrobe is organized, and on the balcony there are small shelves. The bathroom has been reduced, with a shower stall and sink installed in different corners to save space.

Dignity

Making the most of the potential of the room, a huge area for relaxation and play, a cozy children's and parent's bedroom, many lockers for clothes and other things,.

Flaws

Since the kitchen is located in the center of the apartment, the smell from food can spread throughout the apartment, redevelopment requires significant capital investments and approval from the BTI.

A one-room apartment in a typical building is a rather difficult task in terms of design. How to turn the flaws in the layout into advantages, how to arrange furniture and decorate the walls, these questions arise for the owner during the renovation.

In this article we will tell you how to design a one-room apartment in a panel house quickly and efficiently.

Design project

First of all, there is a repair plan.

It should include:

  • layout plan for all engineering communications(electricity, gas and water supply);
  • the layout of all rooms with structural inconveniences (niches, ventilation shafts);
  • calculation of the surface areas of each room and assessment of the consumption of materials;
  • the proposed arrangement of furniture and an estimate of the cost of its acquisition.

Preparing for repair

After creating a sketch describing the design of the Khrushchev apartment with our own hands, we proceed to the repair work.

They include:

  • preparation of all surfaces (ceilings, floors and walls), their cleaning, filling and priming;
  • replacement of windows, doors;
  • wall insulation;
  • replacement of pipes and plumbing equipment.

After execution preparatory activities, you can start choosing an interior design one-room Khrushchev and decide on the specific style of decoration for each room.

After choosing the future design direction, we proceed to the acquisition of the necessary building materials, furniture and accessories.

Subtleties of repair

Kitchen

Kitchen in a studio apartment

Let's take a look at the kitchen first. Due to the small area of our apartment, the kitchen will perform two functions at once, combining the cooking area and the dining area.

It is necessary to zone the kitchen, dividing it into two sections, in each of which you will have to place all the necessary interior items, combining them into a harmonious composition.

  • The dining area requires bright lighting and a cozy atmosphere, so we place it directly next to the window, and use soft pastel shades for finishing the surfaces.
  • It is best to cover the floor in our dining room with a material that is pleasant to the touch - wooden parquet, laminate or carpet, which will perfectly fit into the design of a one-room Khrushchev apartment.

Of course, if you have an underfloor heating system installed, tiles and even stone are perfect for covering.

  • The ceiling throughout the room is multi-level; it is above the dining area that you can make a beautiful composition with built-in lamps and colored lighting.

Whenever possible, most of the light comes from a window, so avoid using heavy blackout curtains.

Kitchen with dining room

The working area should be as convenient and comfortable as possible, while not taking up much space.

In our case, the design of a one-room apartment for two implies the use of built-in household appliances to save space and a minimum of cabinets in the kitchen set.

  • The standard floor covering is tiles, it must be resistant to mechanical stress and have anti-slip properties.
  • washable wallpaper, however, it is better to cover the area above the work surface with a tile apron.

Note! Nowadays, there is a special tile for this area of the kitchen, which forms decorative panels when glued to the wall. Its use will decorate the interior.

  • It is best to take a kitchen set to order, this will allow you to take into account all the nuances of the layout. It is also worth leaving room for built-in appliances and a powerful hood.

Living room

Living room interior

After the renovation of the kitchen in the apartment, the design of the hall is the next item of work.

A single living room usually combines two functions and is at the same time a place for receiving guests and a place for sleeping.

In this case, it is worth considering several nuances:

  • Try to set aside the darkest and quietest place in the room for the sleeping area. a niche in the wall, a place behind a cabinet or an artificially fenced-off corner. This will allow you to rest comfortably, even if there are guests in the neighboring part.
  • Multifunctional furniture is perfect for a room decor. For example, a convertible chair that converts into a single bed can serve as an overnight stay for a late guest.
  • To enlarge the room, use light shades and furniture colors. Flooring, the pattern of which is directed diagonally, also visually enlarges the room. Mirrors are another way to expand a small room.
  • Lighting in the living room should help zoning, focusing on some areas and darkening others. Above the recreation area, you do not need a lot of light, a pair of built-in lamps will be enough, the reception area needs to be illuminated much more carefully.

As we can see, the design of an apartment with your own hands, one-room or larger, is not something complicated. You just need to show a little imagination and take the time to decorate the interior the way you like.

Designing a design for a one-room apartment is not an easy task. This is due to the fact that a single living space must perform several different functions- provide an opportunity for work or study, serve as a place for communication, rest and sleep at night, and in some cases be a child's room at the same time. In addition, the footage of such apartments, as a rule, does not allow the designer to apply standard solutions, it is not enough just to fence off its own corner for each zone, it is still necessary to preserve the feeling of free space to the maximum, which increases the comfort of living.

We present to your attention 12 of the best modern designs of one-room apartments.

1. One-room apartment 42 sq. m.

The use of light colors in the design of the apartment made it possible to create comfort in a small space and maintain a sense of spaciousness. Living room has a total of 17 sq. m. area, but all the necessary functional areas are located here, and each of them performs several functions at once. So, the recreation area, or "sofa", at night turns into a bedroom, the sitting area with an armchair and a bookcase can easily be transformed into a study or a playroom for a child.

The corner arrangement of the kitchen made it possible to organize the dining area, and glass door"To the floor", leading to the loggia, added light and air.

2. Design of a one-room apartment without redevelopment, 36 sq. m.

In this project bearing wall turned out to be an obstacle to changing the layout, so the designers had to act within the given space. The living room was divided into two parts by an open rack - this simple solution is very effective in many cases, allowing for visual delimitation of zones without cluttering the space and reducing the luminous flux.

The bed is located by the window, there is also a kind of mini-office - a small bureau desk with a work chair. The rack serves as a bedside table in the sleeping area.

At the back of the room, behind a rack that plays the role of bookcase and showcases for souvenirs, a living room with a comfortable sofa and a large TV. A full-wall sliding wardrobe allows you to store many things and does not clutter up the space, its mirrored doors visually double the room and enhance its illumination.

The refrigerator was moved from the kitchen to the hallway, which freed up space for the dining area. Hanging cabinets on one of the walls were abandoned to make the kitchen seem more spacious.

3. One-room apartment 40 sq. m.

A good project showing how it is convenient and taking into account all the requirements for a modern level of comfort to equip an apartment for one or two people without having to change the original planning solution.

The main room is the living room. Furniture in the room: comfortable corner sofa, a large screen TV mounted on a hanging console - on the opposite wall. A large storage system is provided for clothes and other necessary things. Present and Coffee table ik, adding completeness to the interior. At night, the living room is transformed into a bedroom - an unfolded sofa forms a comfortable place to sleep.

If necessary, the living room can be easily converted into a study: for this you need to open two doors of the storage system - behind them is a tabletop, a small shelf for documents and books; the work chair slides out from under the table top.

In order not to burden the space, which is already not too much, the traditional top row was abandoned in the kitchen. hanging shelves replacing them with open shelves.

At the same time, there are even more places where you can keep kitchen utensils and supplies - the entire wall opposite the work area is occupied by a large storage system with a niche into which a sofa is built. Next to him is a small dining group. Rationally organized space allowed not only to preserve free space, but also to reduce the cost of kitchen furniture.

4. Modern studio apartment 37 sq. m.

The design of this one-room apartment is 37 sq. m. every square centimeter is used. Sofa, armchairs and coffee table, forming a resting corner, are raised to the podium and thus stand out from the general volume. For the night from under the catwalk moves forward sleeping place: orthopedic mattress provides good sleep.

The television panel, on the other hand, is built into a large storage system - its volume made it possible to correct the initially irregular, too elongated shape of the room. Under it is a living flame, covered by the glass of the bio fireplace. A screen hides in the box above the storage system - you can lower it to watch movies.

The small kitchen area contains three functional zones at once:

  • a storage system with a worktop and kitchen equipment is built along one of the walls, forming a kitchen;
  • there is a dining area near the window, consisting of round table and four designer chairs around it;
  • on the windowsill there is a lounge area where you can relax and have a coffee while having a friendly conversation, enjoying the views from the window.

5. Project of an apartment with a dedicated bedroom

Even in a small one-room apartment, you can have a separate bedroom, and you don't need to move the walls or build the space according to the studio principle: the kitchen takes up a separate volume and is completely fenced off from the rest of the apartment.

The project provides for the location of the bedroom near a single window. There is a standard double bed, a narrow chest of drawers that serves as dressing table, and one bedside table. The role of the second bedside table is played by a low partition between the bedroom and the living room - its height allows you to maintain the feeling of a large space and provides daylight to the entire living area.

Lilac wallpaper with an elegant pattern is in harmony with the mustard color of the walls in the design of the kitchen, made in the same style as the room.

6. Design of an apartment of 36 sq. m.

Maximum functionality and impeccable design are the main advantages of the project. The living room and the bedroom were visually separated by wooden slats: starting from the bed, they reach the ceiling and can change orientation in the same way as the shutters of the blinds: daytime"Open" and let light into the living room, into the night - "close" and isolate the sleeping place.

Light in the living room is added by the bottom lighting of the console chest of drawers, effectively highlighting the main decorative piece of furniture: a coffee table from a cut of a huge trunk. On the dresser is a bio-fueled fireplace and a TV panel above it. Opposite there is a comfortable sofa.

The bedroom has a double-use wardrobe, which stores not only clothes, but also books. Bed linen is stored in a drawer under the bed.

Due to the angular arrangement kitchen furniture and island - oven, managed to organize a small dining area.

7. Corner apartment 32 sq. meters

In the project of a one-room apartment, the living space is divided into two: private and public. This was done due to the angular arrangement of the apartment, which led to the presence of two windows in the room. The use of IKEA furniture in the design has reduced the project budget. Bright textiles were used as decorative accents.

A ceiling-to-floor storage system divided the bedroom and living area. On the living room side, the storage system has a TV niche, as well as storage shelves. Near the wall opposite there is a structure of drawers, in the center of which sofa cushions form cozy place for relax.

On the side of the bedroom, it has an open niche that replaces the bedside table for the owners. Another cabinet is suspended from the wall - a pouf can be placed under it to save space.

The main color in the design is white, which makes it visually spacious. The dining table folds down to save space. Its table top is made of natural wood softens the strict style of decoration and makes the kitchen more comfortable.

8. Interior of the apartment in a modern style

The main condition set for the designers was the preservation of the isolated position of the kitchen. Additionally, it was necessary to provide quite a large number of storage locations. The living area was supposed to accommodate a bedroom, a living room, a dressing room and small office for work. And all this is on 36 sq. m.

Main idea modern design a one-room apartment - the division of functional zones and their logical combination using contrasting colors of the spectrum: red, white and black.

Red in the design actively highlights the recreation area in the living room and the study on the loggia, logically connecting them together. The graceful black and white pattern that adorns the headboard is repeated in a softer color combination in the decoration of the office and bathroom. A black wall with a TV panel and a storage system visually moves the sofa part away, expanding the space.

The bedroom was placed in a niche, with a podium built - it can be used for storing things.

9. The project of a one-room apartment 43 sq. m.

Having received at their disposal a standard "odnushka" series 10/11/02 PIR-44 with ceilings with a height of 2.57, the designers decided to use the square meters to the maximum, while doing without redevelopment.

The convenient location of the doorways made it possible to allocate space in the room for a separate dressing room. The partition was lined with white decorative bricks, as well as a part of the adjacent wall - the brick in the design allocated a place for relaxation with an armchair and a decorative fireplace.

The sofa, which serves as a sleeping place, was highlighted with a patterned wallpaper.

A separate seating area was also organized in the kitchen, replacing two chairs in the dining area with a small sofa.

10. Apartment 38 sq. meters in a typical house, KOPE series

The combination of white, gray and warm beige creates a relaxing, serene atmosphere. The living room has two zones. There is a large bed near the window, opposite which a TV panel is installed on a bracket above a tall narrow chest of drawers. It can be deployed towards a small seating area with a sofa and a coffee table, accented with a plain beige floor carpet and located at the back of the room.

The upper part of the wall opposite the bed is decorated with a huge mirror attached to the wall on a special frame. This adds light and makes the room look much more spacious.

The corner kitchen has a lot of storage space. The combination of gray oak for the fronts of the lower row of cabinets, the white gloss of the upper ones and the shiny surface of the glass apron adds a play of texture and shine.

11. One-room apartment 33 sq. m.

The design of the apartment is executed in modern style- a lot of wood, natural materials, nothing superfluous - just what is needed. To separate the sleeping area from the rest of the living space, glass was used - such a partition practically does not take up space, it allows you to maintain the illumination of the entire room and at the same time makes it possible to isolate the private part of the apartment from prying eyes - for this, a curtain serves, which can be pulled if desired.

In the decoration of an insulated kitchen, it is used as the main White color, the color of natural light wood serves as an additional color.

12. Apartment 44 sq. meters from the nursery

An excellent example of how competent zoning can achieve comfortable living conditions in the limited space of a family with children.

The room is divided into two parts by a structure specially built for this purpose, which hides a storage system. From the side of the nursery, this is a wardrobe for storing clothes and toys, from the side of the living room, which serves as a bedroom for parents, a spacious system for storing clothes and other things.

In the children's section, a loft bed was placed, under which there was a place for a student to study. The "adult part" serves as a living room in the daytime, and turns into a double bed as a night sofa.

When the area is small, but there are many things, non-trivial solutions are needed. The designer chose custom-tailored sculptural furniture to functionally decorate the apartment. And he skillfully used visual illusions of glass to zone the space.

The designer suggested using natural colors - white combined with woody tones. The client also expressed very clearly the planning requirements - zoning the living room into a bedroom and living area and arranging a full-fledged workplace. After the redevelopment was completed, we decided on the required dimensions of the bed and sofa, the wall next to the workplace was sheathed with a large board and tinted. All used Decoration Materials- from the budget class. The emphasis is on simple but non-standard solutions for finishing.
